Terms and Conditions

Welcome to My Secret Mojo! We’re excited to have you stay with us. By making a booking, you agree to the following Terms and Conditions. Booking Process

  • Confirmation: A booking is confirmed when you receive a booking confirmation email from us. This email will outline the details of your stay.

  • Payment: A deposit or full payment may be required at the time of booking, depending on the platform or agreement. Payments can be made via Credit Card or Cash.

  • Modifications: If you need to modify your booking (e.g., change dates or number of guests), please reach out to us. We’ll do our best to accommodate your request.

 

The accommodation agreement between the guest and the Company is deemed to be concluded once the relevant booking request has been accepted and a booking confirmation has been issued (in writing or electronically). Upon confirmation of the booking, the accommodation provider is obliged to offer the agreed lodging and services, while the guest is required to pay the agreed or applicable price for the stay and any additional services used.

Cancellation Policy

  • Free Cancellation: You may cancel your booking without charge up to 30 days before your arrival date.

  • Late Cancellation: If you cancel within 30 days of your arrival, a cancellation fee of 50% of the total booking cost will apply.

  • No-Show: In the case of a no-show, the total price of the reservation will be charged as a no-show fee.

Check-In and Check-Out

  • Check-In Time: Your accommodation will be available from 15:00 on the day of arrival.

  • Check-Out Time: Please check out by 11:00  on the day of your departure. Special Check in / out times may apply per rental

  • Early Check-In / Late Check-Out: Early check-in or late check-out may be available upon request and subject to availability. Additional fees may apply.

Property Rules & Guest Guidelines

We want you to have a comfortable and enjoyable stay at My Secret Mojo. To ensure a pleasant experience for all guests, we kindly ask you to follow these property rules:

  • No Smoking: For the comfort of all our guests, we ask that smoking be limited to the designated outdoor areas. Please refrain from smoking inside the property.

  • No Pets: While we love animals, we kindly ask that pets not be brought into the property. Your understanding helps us maintain a welcoming environment for everyone.

  • Noise: We kindly ask you to be considerate of our neighbors and keep noise levels low, especially during designated quiet hours. From October 1 to March 31 (Winter Season), quiet hours are 15:30 to 17:30 and 22:00 to 07:30. From April 1 to September 30 (Summer Season), quiet hours are 15:00 to 17:30 and 23:00 to 07:00. 

Guest Responsibilities

  • Care of the Property: We kindly ask that you treat the property, furniture and equipment with respect and care, and use them only for their intended purpose. Please report any damage, fault or issue immediately so we can address it promptly.

  • Personal Belongings: We are not responsible for any lost, stolen, or damaged personal items during your stay, except where our liability arises mandatorily by law. Check for safe availability depending on the rental. You will be advised accordingly

Responsibility for Property Damage

  • Guests are responsible for any damage, loss, or any extensive cleaning required during their stay, including damage caused by any person accompanying them to the property.

  • By booking, guests authorize the host to charge the provided card for any damage, missing items, or additional cleaning fees. The amount will be based on the market value of the item(s), the cost of repair or replacement, and any related service or handling fees.

  • In case of disputes, the host will provide supporting documentation (such as photos, invoices, and reports), and the guest acknowledges and agrees to this policy by proceeding with the booking.

Use of Facilities – Where it may applies

Some of our Secret Mojo Properties offer swimming pool, sauna, children's playground, SUP boards, bicycles, kayaks etc. These are intended solely for use by guests staying at that property. Use of these facilities is carried out entirely at the guests' own risk.
 
Special rules apply:
 

Swimming pool: The swimming pool constitutes a private swimming facility of small dimensions, with a uniform depth of 1.5 metres, and is intended exclusively for use by guests. No lifeguard is provided on site. Use of the pool is carried out solely at the responsibility of the bathers. Minors are allowed to use the pool only under the continuous, direct and uninterrupted supervision of a parent or legally responsible adult, who bears full responsibility for their safety. Any dangerous behaviour, such as diving, running on wet or slippery surfaces or using glass objects in the pool area, is strictly prohibited. Use of the swimming pool is entirely at the guests’ own risk, and the Company shall not be liable for accidents or injuries resulting from failure to follow these rules or from dangerous behaviour.
 

Children’s Playground: The children's playground is intended exclusively for use by children and only under the constant supervision of a parent or responsible accompanying adult. The equipment must be used in accordance with its intended purpose and in a manner that does not endanger the safety of children or third parties. The Company reserves the right to prohibit or interrupt the use of the playground in the event of non‑compliance with the safety rules. Use of the playground is entirely at the guests’ own risk, and parents or legal guardians are solely responsible for the safety and behaviour of the children in their care.
 

Sauna: The sauna is intended exclusively for adults over 18 years of age. Guests are responsible for ensuring, where appropriate after medical advice, that the use of the sauna is not contraindicated for health reasons. Use of the sauna by persons under the influence of alcohol, drugs or other substances, or by persons who are unwell, is strictly prohibited.

Before using the sauna, guests are advised to take a short shower, dry their body thoroughly and remove any metal objects (such as jewellery and watches). They should ensure they are adequately hydrated and avoid heavy meals or the consumption of alcohol immediately before entering the sauna.

During a sauna session, as a general guideline each stay should not exceed 10–15 minutes, particularly for inexperienced users, and should be followed by a period of cooling down and rest. If at any time a guest feels dizzy, nauseous, experiences headache, discomfort, shortness of breath or any other symptom of distress, they must leave the sauna immediately, move to a cool area and, if necessary, seek medical attention. Guests must always comply with the applicable hygiene and safety rules when using the sauna.

After using the sauna, guests are advised to cool down gradually (for example by taking a cool shower or resting in a cool area) and to drink sufficient water to avoid dehydration. Repeated sessions should not be taken back‑to‑back without adequate rest in between.

Use of the sauna is entirely at the guests’ own risk. The Company shall not be liable for any adverse health effects arising from pre‑existing medical conditions, from failure to follow these rules or from excessive or improper use of the sauna.

 
SUP boards: The stand‑up paddleboard (SUP), paddle, leash and lifejacket (together the “SUP equipment”) are made available exclusively to guests of the property. Use of the SUP equipment is entirely at the guests’ own risk and is subject to the following terms and conditions.

Only competent swimmers are permitted to use the SUP equipment. Use by persons under 18 years of age is allowed only under the continuous and direct supervision of a parent or legally responsible adult, who bears full responsibility for their safety. Use by persons under 14 years of age, or by anyone who cannot swim, is strictly prohibited, in line with applicable regulations on stand‑up paddling.
 
A suitable personal flotation device (lifejacket) must be worn at all times while using the SUP board, and the safety leash must be securely attached to the user’s ankle whenever on the board. Guests must ensure that the equipment is used only in designated swimming or coastal areas and within a safe distance from the shore. In any event, use of the SUP board is strictly limited to a maximum distance of 200 metres from the shoreline, in accordance with applicable regulations, and any use beyond this limit is prohibited.

Use of the SUP equipment is prohibited in adverse or unsafe weather or sea conditions, including but not limited to strong wind, waves, currents, storms or poor visibility, as well as after sunset or in darkness. Guests must always assess the prevailing conditions before entering the water and must immediately discontinue use if conditions become unsafe.

Use of the SUP equipment under the influence of alcohol, drugs or any medication that may affect judgement, balance or physical ability is strictly prohibited. Guests are responsible for ensuring, where appropriate after medical advice, that the use of the SUP board is not contraindicated for health or fitness reasons.

Guests must use the SUP equipment in a prudent and reasonable manner, without endangering themselves or others and without interfering with swimmers, boats or any other water users. All instructions, warning signs and applicable local regulations (including those issued by the competent port or maritime authorities) must be strictly observed at all times.

The Company shall not be liable for any accidents, injuries, death or damage to property arising from the use or misuse of the SUP equipment, including but not limited to failure to comply with these rules, adverse weather or sea conditions, lack of experience or physical condition, or any other act or omission of the user. By using the SUP equipment, guests acknowledge and accept the inherent risks associated with stand‑up paddleboarding and agree that they assume full responsibility for such risks.

Guests are responsible for any loss of or damage to the SUP board, paddle, leash and lifejacket (normal wear and tear excepted). The Company reserves the right to charge the guest for the cost of repair or replacement of the equipment, as well as any associated service or handling fees.
Bicycle Use Terms:

Bicycles are provided free of charge to guests staying at the property as part of their stay. By using a bicycle, each member of the group expressly accepts the following terms.

1. Provision and condition of bicycles
The bicycles are located on the property and are available for use throughout the stay, free of charge and without any need for prior booking.

Before each ride, the user must carry out a basic visual check (brakes, tyres, saddle) and immediately inform the managers of My Secret Mojo of any damage or malfunction noticed.

The user acknowledges that they take and use the bicycle in a condition they personally deem suitable for use and is responsible for stopping the use immediately if they become aware of any safety issue and for informing the managers of My Secret Mojo.

2. Responsible use and traffic rules
Each user must use the bicycle carefully, comply with the Highway Code and all applicable traffic laws and regulations, and is fully responsible for any violations and fines.

The use of a bicycle under the influence of alcohol, drugs, or medication that may affect the ability to ride safely is strictly prohibited.

Carrying passengers is prohibited unless the bicycle is specifically designed/approved for that purpose.

The user must park the bicycle in safe locations and lock it with the provided lock, where available.

3. Use limitations
The use of bicycles on unsuitable or particularly dangerous terrains (such as hazardous trails, steep mountain paths, deep sand on the beach), when the bicycle is not designed for such conditions, is prohibited.

It is prohibited to give the bicycle to people who are not staying at the property or to minors without the supervision/consent of their legal guardian.

4. Damage, loss or theft
The user is responsible for any damage caused to the bicycle or to any provided accessories (such as locks, baskets, lights), other than normal wear and tear from regular use.

In case of theft or serious damage, the user must immediately inform the managers of My Secret Mojo and, where required, the competent authorities (police), providing all relevant information.

The managers of My Secret Mojo reserve the right to request from the group the coverage of the repair or replacement costs, according to the applicable equipment price list.

5. Personal responsibility and liability waiver
Each user acknowledges that cycling involves inherent risks (fall, collision, injury, etc.) and accepts that they use the bicycles entirely at their own risk.

The managers of My Secret Mojo shall not be liable for accidents, personal injury, property damage, or any other direct or indirect loss that may arise from or in connection with the use of the bicycles, except where caused by wilful misconduct or gross negligence in accordance with the applicable law.

The user declares that their physical and mental condition allows them to use a bicycle safely and that they have not been advised by a doctor to avoid such activities.

6. Helmets and safety measures
The use of a helmet and suitable protective equipment is strongly recommended for every ride.

If a helmet is provided and the user chooses not to wear it, they do so entirely at their own risk.

7. Return and parking on the premises
After use, the user must return the bicycle within the premises, to the designated parking area, locked where possible and in a clean and reasonably good condition.

The managers of My Secret Mojo reserve the right to temporarily or permanently withdraw the bicycles from use (e.g. for maintenance or safety reasons) without any compensation, given that their use is provided free of charge as an additional amenity.
 

Nature Environment and Wildlife Disclaimer

  • The property is located in a natural environment and, as such, guests may occasionally encounter insects, reptiles, or other small animals, including but not limited to snakes, scorpions, bees, wasps, rodents, or similar wildlife that may be present in rural or outdoor settings.

  • Guests are required to exercise reasonable care and caution at all times while moving around the property and are strongly advised to avoid stepping into flower beds, dense planting areas, shrubs, tall grass, stone corners, storage areas, or any other spots where animals or insects may naturally shelter.

  • Guests are also advised to supervise children at all times, to avoid touching, provoking, feeding, or attempting to remove any animal or insect found on the property, and to inform the managers of My Secret Mojo immediately if they notice anything potentially dangerous.

  • The managers of My Secret Mojo take all reasonable and legally required preventive measures for the maintenance and safety of the property, including certified pest control and rodent control treatments carried out by licensed professionals, as well as other reasonable preventive measures in line with applicable regulations.

  • However, due to the natural location and open environmental conditions of the property, the managers of My Secret Mojo cannot guarantee that insects, reptiles, rodents, or other wildlife will never enter or appear within the premises.

  • By staying at and using the property, guests acknowledge the natural character of the area and accept that occasional wildlife or insect presence may occur despite the reasonable preventive measures taken.

  • To the fullest extent permitted by applicable law, the managers of My Secret Mojo shall not be liable for any injury, allergic reaction, discomfort, loss, or damage arising from encounters with insects, reptiles, or other wildlife present in or around the property, except where such liability results from wilful misconduct or gross negligence on the part of the managers of My Secret Mojo.

Liability and Insurance

  • Liability: We are not liable for any accidents, injuries, or loss of personal property that may occur during your stay. We recommend you have travel insurance to cover such incidents. The Company shall not be liable for accidents, injuries or other incidents occurring as a result of negligence, failure to comply with these Terms and Conditions, or dangerous behaviour by guests or their visitors.

  • Minors: Parents or legal guardians bear the exclusive responsibility for the supervision, behaviour and safety of any minors who stay at or visit the property.

  • Insurance: We encourage all guests to obtain appropriate travel insurance that covers cancellation, loss, medical emergencies, or trip interruptions.

Data Privacy

  • Personal Information: By making a booking, you agree to provide us with necessary personal details to process your reservation. We will only use your information as outlined in our Privacy Policy.

  • Third-Party Services: Some personal data may be shared with third-party service providers (e.g., payment processors, cleaning services) to fulfill your booking.

Changes to Terms and Conditions

We reserve the right to update or modify these Terms and Conditions at any time. Any changes will be posted on this page, and the updated version will be effective immediately. We recommend checking this page periodically for updates.

Governing Law and Dispute Resolution

These Terms and Conditions shall be governed by Greek law. Any disputes arising from your booking or stay will be resolved in accordance with Greek law and shall be subject to the exclusive jurisdiction of the courts of Athens, Greece

Force Majeure

The property owner is not responsible for cancellations or interruptions due to unforeseen events such as natural disasters, government actions, or other events beyond their control. 
The Company shall not be liable for any failure or improper performance of its obligations where such failure is due to events of force majeure, including but not limited to natural
disasters, extreme weather conditions, interruptions of utility networks, acts or decisions of public authorities, strikes, pandemics or other unforeseen and unavoidable events beyond the Company's reasonable control. In such cases, any obligation of the Company may be suspended for as long as the event of force majeure persists, without the guest being entitled to any compensation.

Website Terms of Use

This website is owned and operated by My Secret Mojo (hereinafter the "Company"). Access to, browsing and use of this website implies the unconditional acceptance of the present terms by every visitor or user. In case of non‑acceptance of these terms, the user must refrain from using the website and the services provided through it.

Website Content and Accuracy

The Company makes every reasonable effort to ensure that the content of the website, including but not limited to descriptions of services and facilities, price lists, availability, photos and other information, is accurate, valid and up to date. However, no express or implied warranty is given as to the completeness, accuracy or continuous updating of such information. The Company bears no liability for any errors, omissions or technical inaccuracies, nor for any damage arising from the use, copying or downloading of any content from the website. Furthermore, the Company is not liable for any loss of data or damage caused by malicious software, viruses or other unauthorised third‑party interventions.
